@Stephanie Barton if you agree to take care of the pool then you are going to get calls on Saturday about the filter not working, the water being cold, the water being green or the pool having leaves In It.

I learned to be careful with meter replacements.

Look up some videos on maintaining a drain field, take care of it, and you'll be good to go for years to come. 

@Samuel Toby If you only have 2 hours daily then, I would hire a VA to take care of time-consuming task like cold calling. 

Speaking from experience, they make life easier, they take care of all the hassles, and they usually get first months rent as their commission.

You have to be careful either way as the tenant brokers try to find middle ground for the tenants and landlords to strike a deal.

Just listed our first rental and still trying to decide how to go about lawn care. 

The bank will have to be included in any lawsuit you file but unless the land significantly affects their collateral, in my experience, they don't really care.
