Regardless of the mold though, In my opinion, the best way to scale is to rehab, sell, and reallocate until you have enough capital to buy the units needed to reach your long term goals.

From my experience buyers typically prefer these lots because they will not have any neighbors directly behind them.I can't tell from your question if there is an existing house built, that you are purchasing, or if you are buying a lot and going to build on it.Also, you should have access to an interactive flood plain viewer to look where the 100, 500 and zone X for the flood plain are situated.

Wherever you invest, I recommend hiring a property manager who is highly knowledgeable about Section 8 and its frequently changing guidelines.Putting down at least 20% ensures the best rates and avoids any PMI payments.Good luck!

As an agent, I always want my clients to know what their properties are worth because (of course) I want to sell the properties, but I also like people to know the best tax strategies. 9 times out of 10, you are better off holding the property for a while to get increased appreciation, cash flow, better debt, more cash flow, etc.
