I want to know which one adds more value, an extra bedroom or bathroom?

It’s a family home 4 bedrooms 2 bathrooms near the beach area.

There's a triplex in my area that's listed for 289k (possibly could offer 275k according to RE agent), it has 2 one-bedroom units renting at $605 a month and 1 two-bedroom unit which I would move into if I were to buy this.

Hey all, forgive me if this is a newb question or has been answered before.I bought a 2 bedroom condo in 2018 for $182500 with 5% down and biweekly mortgage paymebts of $421.50 on a 25 year mortgage at 3.4% interest located in Calgary, Alberta.

I’m sure in the 3-5 year range it can be rented out as a 1 bedroom or something.

If I live in a house, are there any rules against renting out the extra bedrooms?

I have been looking into long distance BRRR and have ample funding available from family/friends as soon as I feel comfortable spending OPM (which isn't this year probably). 

I am planning on renting out the second bedroom.

Obviously you want to rent the master and live in the smallest bedroom for max rent potential.
