Hi @James Evertson, yes @Kate Moreland was a great fit with my brokerage as she is a fellow investor and looking for a place that fits her goals as an agent at the moment (no desk fees, sales quotas, office time, etc).

if your only concern is the packages getting delivered, you may want to look into getting a locking mailbox that the post office can put packages in.

Jerry, Duraglaze is a national franchise who does glazing and repair (and I see they have offices in Chicago).

I have no idea if Zillow is accurate or not but more modern homes in the neighborhood are selling for $200-$300k so it may be a good rough estimate as I haven't had it properly appraised yet.

There are normally major issues with the property that will need to be fixed and shown to the code enforcement officer so he can check that the property is completely up to code and habitable 

I spoke with my local zoning office to ask about converting my basement.
