I always arrive a few mins before customers to make sure every light in the home is on, and blinds are set to allow more light in.Also, whatever room/feature you feel is the 'best' (watch your customers for clues here to see how they react to), make sure that when you end the tour and are ready to do your final chat/sales talk you are in that best room.

While you could apply a capitalization rate to the NOI figures to arrive at a "value", this is a bit of a short-circuit.

On a side note, I do recommend that you find a loan servicer in your area - they will manage collecting your payments and ensure they get to the seller (so there is never a question of payments arriving on time).

As soon as you start saying "suppose at some future point in time, we have the scenario wherein..." they will just shut down and tell you to call back in a few years when that future point in time arrives.
