Not much new in the findings we didn't expect except for visible termite activity (doesn't seem too big or uncontrollable) and water damage to a bedroom window frame and interior wall due to a poorly installed AC unit and subsequent rainwater entering the house at the installation site (also reasonable to repair and capital budgeted for the fix).  

I don't instal flooring because I am not good at it.

Kind of related, should I install conduit to the attic for future upgrades?

I installed 5mm COREtec floating LVP (w/ 20mil wear layer) over my 1985 wooden subfloor that seemed to be mostly level but boy can you still feel bumps all over the place.  

Keep scope/size as-is, but focus on only completing what is necessary to make the place "livable" while doing other aspects DIY or in phases later when prices come down.4.

Has anyone done this before, and if so, where did you purchase the bathroom and how much did it cost (purchase + installation)? 

Is there a way to take out the tile and safe the plasterboard, or would it be better just to gut it all and install new drywall and tiles around the shower?

@Karl Denton a slowing market may not be the best time to invest in a questionable area.Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

Also, if you're going to survive as a DIY landlord, you need to become accustomed to tenants being lazy & stupid, playing stupid to set you up for a mistake they benefit from and out and out lying and being manipulative to get what they want.
