Sometimes a rental having a Fridge or washer and dryer can be the tipping point for some.If its just the slow time then consider lowering your rent to make your place more appealing to live in for renters. or just ride it out when there are more people looking in the spring.

You might prepare a complete set of numbers to show how anyone will make money on this property including your desired fee, holding costs, light rehab, insurance, taxes, sales costs, etc.Of course, if you could somehow convince both lenders to take a $25k haircut each, the deal would be much more appealing and you could probably wholesale this to a local rehabber, assuming the court approves the sale and your estimates are accurate.I’m not familiar with bankruptcy.

To me, cash on cash return is the number I will give the most weight to because I'm looking to maximime the return potential of my dollar, and if I can get into a property with an 8 cap with only 10k out of pocket vs a property with a 10 cap that requires 30k out of my pocket, the advantages of leverage may be more appealing to me than the higher cap rate.

They do not "purge" their permit files on any timetable.To find these needle in the haystack deals in my county I will have to search through thousands of 2 to 5-year-old records and cross reference them with a visual confirmation of completion....as in, drive to every address.
