Planning is great - I never was good at that - words are easy to put down on paper - other people's ideas are fun to experiment with and can make someone new in this business feel good for awhile I guess.Over 40 years ago I can recall as if it were yesterday - I was where many of the new folks on this site are today - I was motivated to make money in real estate - had a giant desire to create a little success (the low pay awful job I had, and a jerk for a boss just wasn't cutting it  - but I had motivation - i discovered quickly that it takes more than motivation to pay the bills.So this one seminar I took the guru said "set a goal, build your team and find a mentor".OK - I set a goal to get rich in real estate - to buy one house a month and to quit my job.

The comps can be pulled by a real estate agent pretty easily and quickly.

I really think the house can appraise for 100,000 but at 90,000 the property would be able to sell very quickly. 

I was shocked after a quick google search to see the lack of software options.

There are over 500 international companies in the upstate and IBM- PLI named South Carolina the number one state in the US for attracting jobs through foreign invstestment. 

Have you tried:- Running comps of similar properties in the area and calling those buyers directly- Posting Craigslist, Newspaper, BP, adds- Find some local meetups and market it to them- Reach out to local agents in the area and see if they have any buyers that may be interested- Reaching out to local wholesalers and shopping it to their buyers listJust a few quick ideas I would try. 

I know I still have a ways to go, but it's been great to start building connections so quickly.

Speak, to several such firms and you will quickly sort them out.

back taxes are a great list but be prepared to act quickly on something as they are under the gun to sell or redeem before a set day.
