Prices are so high they are unaffordable and the rentals are going to be pure speculation soon.

Really anyone buying in '12, '13, '14 should be doing well right now based purely on the luck that our market blew up, but I'm most curious to see who does well going forward, because if I was a betting man, my money would be on a much more flat trajectory for our market the next decade. 

From a purely investment standpoint; this might not be an ideal move.

I like Behr self priming Swiss Coffee, sold at HomeDepot... premixed, always in stock, always very consistent from one bucket to the next for touch ups and does not fail when properly applied.edit: missed the part about not white enough...use Ultra Pure White by same manufacture...premixed...always better to go premixed, as I find it most consistent from one batch to the next, so touch ups are less noticeable

Looks like an exercise in pure futility.  

Investing remotely not only makes it harder to visit the property, but it also means you'll have less knowledge of your target area.And your post conveys the hypothetical and largely illusory joys of Section 8 investing.

Sure, there may be a few stumbles along the way, but the joy of witnessing your newfound expertise is unmatched.
