When I acquire an off market property at a good price and want to move it quick, before I even give the public (or even my large private buyers network) an opportunity I look into a shortlist of buyers I have a strong relationship with.

Start with wholesaler properties and accumulate some money and after start with rent properties or find money to a private lender or to the seller or..???

Our demand letter adds that we will send the originals once we receive full payment.NEVER SEND ORIGINAL LOAN DOCUMENTS TO ESCROW UNTIL YOU HAVE BEEN PAID OFF IN FULL.Some title and escrow companies are not used to dealing with private lenders and will occasionally hem and haw, but this is legal (and encouraged by my lawyer).

The one with the lowest cost per result is the channel to go with.Some investors go crazy with segmenting and split by customer type such as probate, foreclosure, divorce, etc.You can only manage what you measure! 

Use asset-based funding, such as private lenders and commercial lenders - those who loan money based on the value of your properties, their profitability and your credit but not your income.C.

Ideally, I'd like to seller-finance one or two of his properties to start but am open to private money or other alternative exit strategies.
