Yes, you can a find a deal here and there on the MLS, but investment grade deals more typically found off market. 

Right now my target property is B/C grade SFH to 6-unit.

I'm trying to find one in LR for C grade rentals. 

The brick work has cracks in several places and looking at the grading the home is much lower than the neighbors hence most likely why it's having issues.

They are hands-off, institutional grade real estate investments, and they allow you the option to diversify.

Also has a big deep freezer and smaller freezer.There's some flooding issues to where the ground is a little higher and would need to be graded down and drainage pipes need to be unclogged/etc. 

I'm also not convinced that one can do professional grade work after just watching a YouTube video.  

The 100 units alone is barely occupying one of the acres, leaving 2.5 acres of flat graded gravel still available for expansion or for RV/Boat storage.
