@Neil Polehn- not sure if your are old enough to start drawling from your 401k but if not....there was a Corona Virus relief package that will allow you to early withdrawal up to $100k without paying the normal 10% penalty.

My question is has anyone ever done a package deal with REIT or other investor, if so can you please tell me about the process you used to identify the investors.Thank you

There are other elements of the deal that I have to assess like parking, tax credits, speak to the city planners, bank lending structure etc that I estimate will take 30 days to evaluate whether the deal is good or not.  

I did let him know that I have before and after photos and a spreadsheet with my rehab budget, but maybe I will make it a point to just give it to them when they come whether they ask for it or not.Is your package in an actual binder or do you set it up electronically?

Probably you just need to wait until 2021, after the new economical forecast is projected and the Federal Reserve along with the congress agree on the second stimulus package and Biden gets in the white house.
