After visiting potential prospects and running dozens of number it gets discourging and maybe a bit impatient to land that first one and get your feet wet.

Instead I sent them a notice raising the rent exactly the amount they were charging for these rooms (at this point they were on a "tenancy at will" lease).They must have gotten the point because while they did pay the increased rent the following month they included a notice they were terminating their lease.

In order to have long-term capital gains treatment, outside of inheritance situations, you must have owned the property for at least 1 year. 

They must have winterized it too late.
