And do you think 185k is a good price for this land if the distress house is 1495 sq ft main level, has a full basement 1495 sq ft, needs mid to max(60-80k) repairs, the ARV for the house is 286k with 13 arces, 217 frontage.

I have been investing in south Bethlehem, PA (a.k.a. historical Bethlehem) since mid 2015.

He's mid to late 20s but he's one of those guys with a baby face so everybody always thinks he's 18-20.I kinda know what they mean.

In the SE/mid-west, a rule of thumb I've heard is 10/sq ft for "light", 15 for "medium" and 20 and up for "heavy."

Most of the housing stock dates from postwar through the 80's,  so lots of mid century type stuff with good bones and fairly modern systems but ready for its first major overhaul.   

(And sorry about the late reply...things have been a bit crazy with trying to figure out the move/new job and traveling).We decided to rent a small apartment in the Mid-City area while getting our bearings in the area (turns out we have up to 1 year to use our relocation benefits on buying a house).

Also, I'm not afraid of owning out of town, and I'm interested in towns with mid-size colleges and housing shortages.
