The sole purpose of the LLC is as a mechanism to give you greater control over the investments the IRA is making.  

It provides you with a street address and a mechanism for receiving packages, rent or keys from your tenants without the need for an office.

Thickness of material should be no less than 4.5mm, and NO droplock (often labeled I4F or fold and tap) locking mechanisms.

For most rehabs that are cosmetic or have basic mechanical needs (HVAC, water heater, roof, etc) the PM can handle a make-ready if their team is big enough or coordinate with an outside contractor for a fee (~5-10% of the construction budget).

One benefit is that this money that hits your mortgage lowers your principal on debt and yet you maintain its liquidity so its far more powerful that simply overpaying your mortgage as a mechanism to save interest over the long haul.
