So my take is.If there is lots of activity on the current title before the sale (ie. quit claim deeds, note transfers, name changes, people being added onto or falling off the deed) then YES, get it.If however, the title search reveals a clean clear cut chain, then NO, it's very IMPROBABLE that someone is going to come knocking on your door during the 3-6-9 months you own it.My 2 cents...Rodney

I am prospecting a note, and one of the things that concerns me is that one of the AOMs in the chain is properly executed but not recorded with the county.

The title company said that the seller acquired these properties, along with the liens and judgments through the quitclaim, and because I am the first in the chain of many sellers to buy this how to require title insurance, this issue is surfacing for me.

Many are refusing to insure title at standard rates and many are refusing to insure title at all if a trust is recently in the title chain.
