I'm very serious about getting started in the Montana market and would be grateful to hear any stories and tips from investors who are already in the market. 

As this is starting to get long winded I'll end my story here, but first I would like to pass along a heart felt thank you to everyone that help me when I first arrived.

Most recent horror stories I've heard on septic have come from those who own parks in Texas.  

okay here is a little story about this house. i bought the 1200 sqft house for $14k from a owner, and spent around 12k for remodeling such as a new wooden floor, paint inside/out , window and tiles and some new dry walls.  

The moral of the story?

I hear horror stories like this all the time and without fail, the culprits are usually owner/operator types.

I have had some shady dealings in the past where a wholesaler used my proof of funds to lock up a property, even though he had told me they had the property locked up but actually they didn't (long complicated story).

Long story short, we are unsure what action to take.
