At the beginning of this year I found myself on a self improvement/personal development journey.

I am looking for 3/2 SFR 1,200 sq. ft. and up requiring less than 10k to fix up and meeting the 1% rule (minimum).

Can I get a better assessment by installing wooden floors upstairs, putting up a fence, "improving" the kitchen, or having a perfect lawn?
