Personally I do not listen to them while at work as I cannot engage with both the podcast and work at the same time, the podcast becomes background noise.

I rent to students and I have some recommendations:1) Sometimes people/roommates don't get along... make sure they sign a "roommate agreement" which covers guests, noise, furniture, appliances, maintenance (if applicable) etc. 2) Sometimes people want to move out while the others don't.. make sure they are ALL on ONE lease.

Thats a great point Wayne as a practical matter I dont think any practical investor would consider making any Lease Option Deal in anything but a Rising Market.I hear some noises that things are slowing turning around in S calif .I'll believe it when I see it.Im I wrong in saying it would be crazy to do Lease Option/Sandwich Lease in a Declining Market,,,??
