@James Beam I have not bought in KY but in states were we have bought.. you Never get a warranty deed you either get a sherrifs Deed... or a Trustee's deed.and generally speaking if you have looked at chain of title and you KNOW that your bidding on a first position lien then yes all the other liens are removed from the property as it relates to your purchase.IRS liens survive but sunset in 120 days..

I got 2 hits today.. some of them I think are just in the middle of daisy chains and don't really know that they are being used. ( so just totally wasting their time).But many are the Nigerian type scammers just hitting you for small bucks 500 here 1000 there.the fact that the guy showed up is strange.. and to pay for an appraisal in cash is strange.. who ordered the appraisal.. one thing you could do is get the appraisers name and license number and make sure they are real.. maybe its a fake appraiser and they are just scamming small dollars in a different manner.When I had my HML shop in Oakland it was a full time job deciphering how these folks were trying to scam us..

Hello my name is Ricardo GonzalezI’m from San Antonio,Texas and i just recently became a Real Estate Investor.I attended the GURO seminar’s which were extremely helpful and then came to find bigger pockets and found out there’s no need to pay for 25,000 for becoming an Investor.well i should mentioned the way i came across real estate.It was due to my father’s passing he left me his home,which is my childhood home,in order to validate the WILL we hired a real estate lawyer to probate my father’s WILL.There were many other thing’s that happened in between.We then got a light bulb and realized my father left us a gold mine,we just need the right tool’s.Were now on the way for a equity loan on our existing home and using it for our very first SFR/Commercial purchase.Again with the seminar’s and daily podcast of BP we put all the knowledge together.so here i’am a new member to bigger pockets,looking on the forums. and let me tell you it feel’s great to have such an great opportunity for a legacy,job freedom,create cash flow,new friends,create wealth,I’m so looking forward to being a landlord and all that come’s with that.
