yes..........IRS form 1098you will be entitled to deduct interest paid.Make sure your Sub2 addendum states this as well, I've copied and pasted the exact verbiage I use on my Sub2 contracts:Interest Deduction.

This was going to be cash so say you write s check to send on with the offer (copies). one as $3000 they can cash right away when the offer is accepted (but have some sort of contingencies that if we decide to walk because problems are found they promptly give it back, any ideas?)

No offense but your stuff getting into junk / spam folders prob. has more to do with your copy then with the service.yes - some services can be better but once your in the world of AdWebber / iContact / Constant Contact etc....there isn't going to be much different.Need to tailer your content to get past the filters and you will still have some end up there.Those who want your info will add you to the non-spam list as well.

He is not open to signing an option.He knows that I am wholesaling.So my proposal is to send him the contract tell him I have several interested buyers, and he will sign the contract, as soon as one of my buyers steps forward I sign my copy, fax back, and 30 day closing starts on the later of the buyer and or seller signature.This is to avoid confusing owners with option agreements etc.

The seller and buyer should each get a copy of the same contract.
