Hello BP I need have an idea on a POS Voilation that i have and would like to have a estimate cost to rehab that would fix these issued.

I like having free and clear properties, but I did it in reverse of your scenario because my primary loan rate is fixed at 3.375%. 

Our developers will look into your account and fix it.

We informed the buyers agent of the above, and to make a long story short, the buyer's broker is now demanding (not so nicely) that we pay to fix the sheathing ourselves before closing! 

My friend had the same issue and we found a construction company in San Jose who is knowledgeable and fixed the problem. 

I have been doing some part time real-estate investing (In Oregon), made some good money on a few fix and flips over the years.

He informed us he fixed the issue by directing the flow of water away from the garage.

I also would not have told him you were selling it because if you do deduct things from his security deposit he will complain that, "you were going to improve that, or fix that anyway to get it to sell."

Any advice on this vs fix and flips??

So this property is the one I currently live in but the house is in my mothers house she was thinking about trying to start fix and flip she’s unfamiliar with the process I have more famIlIarIty than she does as I have done a ton of research and have been a BP member for some tIme.
