My advice would be not to trip over dollars while picking up pennies - not to mention the ridiculous paperwork, time, and hoops you have to jump through on conventional loans.

If you're from out of state then you'll need someone local (no not just a realtor) and more than a weekend trip or two - either that or you'll just need to move here.
