Need help on good areas in the outskirts of Austin!

Hi! I am planning on making a trip down to Austin in a few weeks to check out the area to see if it's somewhere me and my boyfriend are willing to move. We are looking to buy a single family, probably in the outskirts of Austin, and would like to eventually rent it out or just hold onto it for appreciation. I'm trying to put a list of areas to see while we're there and was hoping for any insight. I've only been once before (just for a weekend and it rained the whole time so didn't get to see much) so I am pretty much in the dark on where to go. Any input would be greatly appreciated!

@Ellie Ryan Hi Ellie. I am on the same exact goal path as you. I recently moved to Kyle and staying with relatives until I settle on a home to purchase in the next 4-6 months. I am leaning towards Kyle. I like the small town feel, home prices are decent, and still have a great commute to Austin and San Marcos. I’ll keep you updated on my progress. I’m mainly looking to buy and hold in one of the new communities being built in Kyle.

    Hi Ellie!  Happy to help.  First we would need to know your budget.  Have you spoken with a lender?  That would be the first step to figure out what you can afford.  Then, what criteria are you looking for in a home.  Once you have that we can point you in the right direction.  Lots of different suburbs here with different price ranges.  As you can imagine, the farther you go out the less expensive it is generally.  If you just want some suburbs/cities to consider - Elgin, Taylor, San Marcos, New Braunfels, Hutto, and Kyle to name a few could work.

    @Dan Burstain Thanks for your input! We have spoken with a lender so we have a good idea on what we can afford, but we're not using this trip to scope out properties just yet. We're aim to buy in 6-7 months or so. We're mainly using this trip to see which areas appeal to us. I will definitely look into those areas you mentioned!

    @Ronny Dek how exciting! I am also looking for a small town feel. I've lived both the city and rural life and I've come to terms that I need something in the middle. Thanks for your input - I'd love to hear how everything goes for you!

    @Ellie Ryan  Will you be working in an office?  If so, you may want to stay North or South depending on office location.  If you have kids in schools then Leander and Round Rock might be good options up North.  Leander is a hot spot right now.  What you might consider to get some appreciation and not pay as much when you plan to move 6-7 months from now is buy a new build.  You can put $500-$2000 down now and guarantee the price.  That way in 6 months when your house is about finished you can then do the purchase having gained all the appreciation it has gone up in the last 6 months and you don't have to worry about multiple offers and finding a place when you are ready to move.

    @Ellie Ryan check out Hutto too. I moved here from S. Austin a year ago and the best thing I did. 79 has a ton of development going on, you can still get nice property here for a somewhat reasonable cost and the neighborhood is lovely. Georgetown is further north, but very pretty. Depending if you'll have a place of work will likely dictate where you buy though, as traffic here (regular life anyway) is terrible. My office is SW Austin, and it takes me 35 mins in the morning normally and up to 1:45 hours in the evening..... COVID has been a blessing on that front, 35 mins each way.

    @Dan Tunstall Thank you thank you! I lived in Boston for 4 years before moving to Maine so I feel your pain..I lived 2 miles from my work and would take me an hour to get in most days. Absolutely brutal. I do NOT miss that.
