I have excellent credit, not much debt besides my residence, not sure this matters, but it make me feel good :). lolI am curious what hard money lenders y'all have used and what kind if deals are out there. 

That gets old quick.I would explore TIC with % listed and  a JV agreement that outlines the excellent post of @Jerry W that describes the potential pitfalls of the ship that often won't sail, I mean partnership.

You need to establish the right relationship with the right local bank.

I learned how to analyze large scale apartment buildings...build relationships with brokers and owners and investors....how to ask the right questions...how to write AGGRESSIVE offers.

I am flying to NC in two weeks to start checking property managers with whom to create a relationship and see if that is an attractive market for us.All the best,Kevin

It is also a great way to build a relationship with your tenants, "I don't want to wait until it breaks on you..."
