I work for a multi-billion-dollar general contractor in Chicago which means I have access to structural engineers, building estimators, subcontractors, and basically everything else you need to build something.

I would be sure the agent you choose is specifically well versed in the neighborhood or town you are looking into, and make sure that you review all engineering, environmental (if applicable, and depending on depth of testing you do, commercial or residential, etc.) and inspection reports closely.

You prolly will need to get a engineer to draw up plans and certified it structural safe and make repairs.

@Russell BrazilYa these definitely seem like they would take a lot longer where you need to potentially notify butters, and get sign offs from all the different departments.With that being said, engineers, and attorneys would need to be involved which will create expenses for the wholesaler I imagine. 

I would consider engineered hardwood as well.

At minimum you will need to get a geotechnical engineer to look at your souls, an environmental engineer to perform a phase one assessment and a civil engineer to prepare a site plane.
