Not saying you won't eventually find a rent-ready house at a nice discount to market, because eventually you will, but it'll be a more difficult hunt.Obviously, some investors who don't have cash will use hard money to purchase and rehab that distressed property, then refinance it to a permanent loan in 4-6 mths.
