After all, if a fellow investor is willing to take unethical actions in a contract or against a buyer or seller, what makes anyone think this person won't also lack ethical principles when dealing with YOU directly? 

That 12% gross after tax is now 8.4% - so you are making 1.4% or $1400 per $100k for that risk?

@Kunal Lakhwani I have never heard of Twin Cities Leasing, the name makes me question there actual service focus and my gut says it's less about PM and more focused on listing biz, which is problematic, especially in Saint Paul, but again I don't know them off hand so do research and ask questions of them. 

I believe I have seen about 20 new build A-frames for sale this year alone. 

There are good and bad options for all service providers and All service providers require oversight and management.For the most part with each of these services, you have the choice of whether or not to outsource the job or do it yourself.

Run the numbers, have the realtor run some comps and figure out the ARV (after repair value).
