Everyone at our Brokerage is an investor... our clients, are also almost exclusively... investors.They do a deal for a client, they get paid a percentage...They do a deal for themselves, they get paid by themselves, then get paid again to market and sell the property.To do it, you need multiple entities... ask your accountant how to set it up.

I like longer leases on commercial with increases as well as triple net leases with percentage of the gross rent; we just did one in Baltimore at $8,000 a month and 4% of the gross rent; if business is good, we should be netting about $15,000 a month.
