You might be able to safely soften your R&M and Capex allotment in your analysis for 5-10 years depending on what was freshly replaced with the flip (roof, major appliances, plumbing, etc).

I've seen engineers fresh out of school at little mom and pop organizations who were extremely sharp and more than capable of any job that they came across, and I've seen 30 year engineers at billion dollar companies who were almost completely incapable of performing any relevant task adequately so age, experience, size of company is often irrelevant.

Flipping a fresh note will normally bring less value because a payment history hasn't been established, therefore the risk of the note is still unproven and high.

How is the gardening taken care of?
