I'll shed some info;Deal was found on mls for 177k, we offer 160, closed on 162k, did everything I had to do on the inspection period etc etc, seller god the final hud from the bank and realized she needs to bring 6k to the closing table , so for us not to lose the deal we offered to bring to the table 6k( her agent give up on 2k of her commission ).

Ive been involved in real estate since the beginning of this year (2107) and after doing a few wholesale deals we finally found the "perfect flip"... so we thought.

I'm not out of the woods yet but after seeing advice here, I researched the area, and found that my rent of $1600 was on par competitive with the apartment complexes, and found that there were almost no nice units like mine available outside of an apartment complex.

I found a lot with a SFH home on it, but its been zoned for a Multi-Family.How could I execute a purchase, tear-down, build.I want to purchase the house for say $150K cashtear-down the propertybuild a new duplex(MF)refi into a VA Loan.FYI my goal is to use my VA Loan at whatever stage of the process to best minimize my cash outlays.The tear down in Question is in Troy, MI in the Athens High School boundaries

A great deal will insulate you to a large degree from any short term market fluctuations ... in fact, that is the very definition that I use to analyze if I have in fact found a great deal ...
