I'm a fan of responsible leverage.

Off the top of my head: a drug overdose, a death, walking in on an intruder (2x), catching an intruder on a surveillance camera, pipes freezing and then bursting in cold weather, local prostitutes frequenting my tenants, water line leak to fridge icemaker that destroys a kitchen floor, the list goes on.

Been a long time fan of BP, just recently hit me that there's so much more to be gained by getting involved.Ironically (considering this is a thread about reading), Branson's autobiography has taught me the value of putting the books down and taking a "Screw it, let's do it" attitude.

And not a big fan of rent control, as a longer-term buy/rehab/rent investor!
