My AC guy a lot of times doesn’t answer the phone and then when he does he’s ready to work on my project the same day as in replacing the whole unit. :)Also it really depends a lot on who you are referring your subs to.

I went back to the Local Tax Collector and after a half hour of research and phone calls, it appears that when the original ONE parcel was subdivided into THREE parcels 29 years ago, the property owner never recorded the deeds with the Bergen County Clerk (which was in violation of the terms with the town who approved the subdivision: "the Developer agrees to promptly record the Deed in the Bergen County Clerk's Office.").

I think having an honest/upfront contractor goes a long way as well as "virtual check-ins" (sharing a video on progress, etc..) via phone can help out.
