I would go to all the local banks and credit unions’ web pages and see what they have.

We do the usual web postings on every rental site possible, flyers at hospitals, coffee shops, and local college lists.

Admittedly I do gamble in cases when I know I am in violation of my codes hoping the tenant will walk away and surprisingly it often works. 

Any potential tenant is going to be a gamble either way, so you have to trust whatever makes you most comfortable.

I know it is all a gamble we just want to be as informed about it as possible.

I don't think you would be breaking any laws by renting to them, but you might want to check on the ICE and DHS web sites.

I would recommend having her talk to her CPA and financial adviser  Especially at her age you can't gamble on giving her incorrect advice- She needs to be in the hands of a financial professional.
