It was a loser deal for me, appealed to the sellers but they didn't respect the listing agent, and agents used to giving full service still did it and got good prices in a slow market but several when it came time to look at houses were told by the seller they wanted to use a "real" agent to find their new home.

So maybe a 2 bedroom might appeal to them more.However, in other areas, you might have more established families with kids, in which case they will probably need at least a 3 bedroom.

You can still flip in other areas but the best way would be to another investor with tenant in place, section 8 approved, brick, warranty deeds, nice area and perform tax appeals to reduce property taxes.
