Nuisance Notice - How should I deal with this.

Good Morning,

So, my tenant has a oil leak from his truck, he is a mechanic and I have mentioned the oil stain casually twice now. He tells me that he knows how to fix it, but the part cost money and he doesn't have the money to fix right now. I've given him a suggestion to clean it up and park on the street.

A few days ago, I drove by the house and noticed that he was still parking on the driveway and the following day, I took this picture. I have had his tenant for 6 months now and he has always paid on time (barely) and since he's ignoring me, I was thinking about serving him a "Nuisance Notice" or a "Breach of Lease Notice". Do you think this is going too far now? I feel as if he doesn't' respect me, so I have to put my foot down.

Also, he never asked me if he could park his boat on the driveway, he just did it. I don't really mind it, but the fact that he didn't ask just rubs me the wrong way.

Thoughts???

I wouldn't care about the boat, as long as it's not a zoning issue. I wouldn't care too much about the oil stain either, it's inevitable there's gonna be stains. A leak like that I'd tell him to clean it & do as, said to do with the cookie sheet & kitty litter. I would even buy it & put it down myself.

If he was a good enough tenant for you to rent to, I'd not rock the boat with an issue like that, it's pretty minor...now if they were late on the rent, that's an entirely different issue.

Good paying tenants are like gold in my book, I try to keep as much good will between us to be sure to keep it going a long time so they pay my properties off.
