You would do well to request a copy of probate "Letters" to review for powers.If full powers, a (15) calendar day notice of sale is sufficient, unless an objection by claimants, creditors or heirs.If limited or special powers, court confirmation is required and may be subject to overbid.

I would be hesitant to use an estimate because fees can be as low as the $200 range in some of the older complexes all the way up to over $600 a month in some of the newer complexes.

We do have a 0% down mortgage program for first time resident buyers (that can only be used once), but the property purchase limit is $200,000 and it is difficult to find multi-unit properties in this price range - unless they are in a C or even D area.

As I mention early in the book, the price ranges in the Estimating book are good for about 80-90% of the country, but certainly places like sourthern California are going to be above the high-point of the ranges
