@Devin @Devin Basile there is a value to a binding contract so that would be self dealing if you transferred something from your own name, or an entity owned by you, to your IRA. the LLC that you want to use with your IRA should be formed after your account is set up with a proper custodian. 

But to make it all happen, you will definitely want to build a team with the kind of experience necessary to make good investments and build out the type of portfolio that you are wanting.Hope that helps, happy to connect if you would like!

I get low DP, being creative and all that, but I bet skipping proper title DD on top of not knowing how to handle hazard or title insurance beneficiaries will blow you up.

Make them work for things and don't knock down obstacles they face, just help them learn how to attack them.I plan to leave everything to my kids (18 & 20 y/o) and they know it; we talk about the importance of properly managing what you have so the people behind you have better chances and better opportunities.
