I would maybe change the way you qualify them and ask more specific questions--narrow down the time frame in which they would like to sell so you can prioritize those looking to move within 30 days or less.

Additionally, prioritize attending local Real Estate Investors Association (REIA) meetings, particularly those featuring guest speakers who specialize in the field of Short-Term Rentals (STRs).

Hello  @Allan Tualla,Rather than focusing on property type, I recommend prioritizing your financial objective, which I assume is achieving financial independence.

I think you're right: working with a trusted local will give me a lot of peace of mind, so I'll definitely prioritize that when the time comes.

This is what happens doing mental math while tapping away.
