My flip is a historic 1920s bungalow so very important in the rehab to put in materials true to the original style from when the house was built.Your house is more mid-century so I would have tried to take the overall design in a MCM direction, which is popular with young people in general these days, and specifically hipsters looking to buy a trendy cute place in Murray Hill.

All that said,  the area is becoming more and more popular all the time, so perhaps I should just be patient and wait for a larger tenant who want the larger space that doesn't require a ton of build out and TI allowance on my part.

As with any popular mechanism and sector, good funds become harder to find. 

I am currently looking to purchase out side of where I live and have seen a lot of really cheap places. Of course when you look up the area it is not a great area and mostly bad comments about the area. Just wondering...
