Current Flip house that's for sale.

Investment Info:

Single-family residence buy & hold investment in Florence.

These are photo's of a flip house I've done resently.

What made you interested in investing in this type of deal?

This house was a foreclosure on a popular creek in the area. Great place to swim, fish, or kayak.

How did you find this deal and how did you negotiate it?

MLS

How did you finance this deal?

Renovation loan.

How did you add value to the deal?

The difference between the asking price and the County tax records was a nice spread.

What was the outcome?

Currently it's still for sale but the profit should run around 35K.

Lessons learned? Challenges?

It took me longer to do than expected. Next time I need to have a Contractor ready to work.
