Bernard parish has not been very landlord friendly, something that you should check into (I recall some areas like Chalmette where the city council tried or did pass zoning that prohibited rentals).I would really do some digging on the rental rates.

Bad thing having an LLC early is that I’m sure you will make a lot of mistakes early on and that could start giving your company a bad reputation and you could potentially dig yourself a hole.

If that book created that level of success, I'd say it's pretty damn good.I just ordered it after hearing the podcast and will dig in shortly.

I find government will not guide you, they do everything possible to obstruct you, so you need to dig in to what the rules are, you may find out they cant prevent you from making it a duplex, and dont need a zoning change. 

Well as I dig deeper, I think the BRRRRR strategy is the most appealing for me right now.
