As far as talking with several realtors at once, there's absolutely nothing wrong with it provided you let them know and don't have a signed contract with one specific agent.

Usually the payoff from lender will provide an itemization of HOA (if applicable), PITI, Attorney Fees, and all other fees that will drive up that debt.Is the title still in seller's name, if not, it will have to be reinstated in seller's name.This is but a fraction of what you will have to deal with when dealing with preforclosures.On the surface, it sounds promising, but there has to be more time, so the clock will have to be stopped by a TRO or Bankruptcy or even a possible contract from buyer.Could you pay what is in arrears and try and modify the loan?

My tenant is three weeks late on rent, and he said he cant afford my place and has agreed to move out, however his word means nothing because he lies quite a bit, do I need to still file an eviction or have him sign a contract saying he agrees to move out in a certain time frame.

We never did rent it to anyone other than my sister-in-law for a short time.I now live in what will probably our "forever home" and am interested in getting into real estate to start making some passive income and ultimately quit my day job.I have listened to a TON of the bigger pockets podcasts and am primarily interested in renting, however, I also don't mind getting my hands dirty and have dabbled in contracting some jobs out myself so may get into flipping as well.My wife and I are big fans of Dave Ramsey and are within about 5 years of paying off our house.
