Many small time rehabbers have limited skills and/or small attention spans for making offers.

Ask the PM for the name of several current clients with properties similar to yours (that's important, because the skills for managing low income apartments can be different from higher rent SFRs).

Not all have the soft skills needed for effectively working with tenants.

Just like riding a bike, I hope, once I learn the skill, you never forget.

I'm thinking about ways to earn a little more money on the side here or there using some of my other skills and weekend gigs of various sorts to help pay down the debt.

Depending on the scope of work to be done, I'm targeting projects between 30-90 days (SFH or multi) from purchase to listing, and need to put together a solid team on the ground that can get through multiple projects a year.I am hoping for some introductions to reliable and trustworthy contractors that have a great team of skilled labor partners to make everything run smoothly.
