(Unless it was an unforeseen circumstance - Medical, death etc).FHA only requires 3.5% down and in most cases if you do not already have 3.5% saved you may want to re-think home ownership.

You could also set yourself up for a Fair Housing violation should a candidate claim you increased the rent to keep them out due to their race, age, orientation, more.

If you choose to evict ask the neighbors if they would be willing to testify at the eviction hearing - which I assume they would if they claim to have been in a physical fight with your tenant.You'll want all the proof now (video, reports, etc.) so if you do decide to evict you'll have plenty of proof to show to the judge.

Well, there's no way for a PMC to do that and stay in business.FYI - be VERY WARY of PMC's that claim they don't charge for maintenance.
