So I'll put two appraisals in front of our appraisal department head honcho dude, a normal one and a low quality one, and let him decide which is more credible (obviously this also doesn't work if the first appraisal was credible, done well, and the value just isn't there) and which opinion of value we will use.

I know some of the mediocre craigslist photography was a big turn off for me while I was looking for places to rent, so if you're looking to step your photography game up in between tenants in the Florida Keys (prefer upper and middle keys at the moment, but could be willing to travel to the lower keys for the right opportunity), shoot me a message on here.I would also be willing to help with light cleaning if necessary in between tenants.

The problem is that most agents don't want to run around and show you 30-40+ houses, put in a bunch of low offers just to find out you can't qualify down the road (not saying you can't qualify, but they don't know that)..

If that's the case,  you have locked in a low property tax base, and a fantastic (high paying, easy to find, easy to manage, etc.) tenant profile, which I would not want to loose.
