I might be able to get seller carry with a 3-year balloon for the purchase but I'd want to be sure that I could get it cleanly refinanced before that balloon occurs!

In my area, sinkholes tend to occur in clusters - i.e. if one shows up in your yard it won't be long before there will be one in another spot of the yard.
