market research: Louisville KY Real Estate

I'm looking into buying my first property and want to do college housing. I started looking into the Louisville KY area bc there is a major university over there and cheap housing. Does anyone have any answers on how much off campus occurs on the campus and why there are so many cheap homes in the area? seems undervalued but maybe there's something I don't know?
