@Roni Elias Are you talking about the Ultimate Guide to Apartment investing course from Michael Blank? 

I found it through an agent and since it was my first property i qualify for a great loan which gave me some leverage to be ok with paying a little more than investor trying to flip the property. since I did not know much about negotiating I got the help from the agent to guide me for a great price.

Does anyone have a breakdown of the chart of accounts or a QuickBooks guide specific to flipping?

A good lender can guide you through that though. 

You can find them in the resources on here, state-by-state guide, or by going to RE meetups and asking other REI if they've had a good experience with a HML and what the numbers were.
