Purchase price: $280,000
Cash invested: $30,000
Duplex property all fixed up and rented, currently house hacking one unit and bought at a great location.
What made you interested in investing in this type of deal?
I read the book on rental investment by brandon turner and loved the idea of house hacking a duplex.
How did you find this deal and how did you negotiate it?
I found it through an agent and since it was my first property i qualify for a great loan which gave me some leverage to be ok with paying a little more than investor trying to flip the property. since I did not know much about negotiating I got the help from the agent to guide me for a great price.

How did you add value to the deal?
Made major improvement inside the units, updated the flooring, bathroom, and kitchen cabinets as well as a fresh coat of paint inside and the exterior.

Being my first home and not knowing much about investment one thing i did learn was to be more aware of how the condition of the units were and using that to my advantage to negotiate for a low price range
